Preliminary

remarks

Since the relevant legal frame of Halkidiki forbids the construction of any detached multi-residencies, the design chosen was to construct a complex of five terraced houses, keeping in mind to hurt privacy as little as possible.

Of course the idea of terraced (or semi detached) houses offers some important advantages also, one of them (the most obvious), being the economy of materials and human resources used at construction time.

Among other things, a 3d surveyor's contour of the site with accurate heights was created, to augment the architect's view on the subject. The final solution was to give each house a 70cm height difference with each other totalling a 2.8m difference of the complex from side to side.

This solution serves two significant roles. First the need for privacy, and second respect to the surrounding environment which had by default this slope. Simply put, we didn't want to "plant" a concrete "box" in there as if it was landing from outer space. And although this type of design is much more demanding from a structural engineer's viewpoint, the result wihout doubt worths the extra effort.

The architectural outline of the maisonettes, retains the general characteristics and qualities of Halkidiki topical ethics, which stood the test of time. We have the traditional roofs and made extensive use of topical natural building materials namely wood, stone, ceramics.

specific

information

Each of the five houses has a total area of 90m2 excluding the balconies. The total land footprint of the complex is 150m2 (the maximum allowable by law) which is equally shared on each property. So every house has three stories of 30m2 floor area each.

In the upper story there are two bedrooms and a W.C..

Lower we have the kitchen and the main living room with the fireplace for winter times, and the central entrance from behind, or in the case of the corner houses from beside. Also in the corner houses the main W.C. is located in this floor.

In the lowest storey which is less than a meter below the ground level (from the front) there is a small room for the mechanical facilities (heating, plumbing e.t.c.), the main W.C. and a room for the three center houses, and two rooms for the corner houses. Also in these floors we have a secondary main entrance from the front this time.

The floors are connected by internal stairways.

A 3d image of the upper floors of the corner maisonettes is shown in the next image. Please keep in mind that furniture arrangements, colours e.t.c. are for representative purposes.

Landscape architecture

Each of the property shares an equal amount of the land. The landscape design incorporates private portions for each house as well as common-use portions. There are external parking lots with a capacity of one normal-sized automobile for each house, pergolas with barbeques for each property, private gardens with height differences, fencing, outdoor lightning, extensive planting (over 40 trees).
