"Synthetiki E.E. Consulting Engineers" is registered at the Technical (Engineers's) Chamber of Greece as a Technical Company (#17462).

Currently Synthetiki's holds 10 awards in total (all of grade A') from the Greek Ministry of Environment and Public Works. This gives the company the opportunity to participate in multidisciplinary design projects in the Greek area.

Recent experience of foreign investors in Greece shows that this endeavour can be fraught with numerous problems and risks, mainly due to

  • Restrictions on foreign investments
  • Murky real estate markets
  • Lack of information on country-specific property purchase and ownership laws
  • Differences in the taxation and duty systems
  • Differences in the legal basis for property purchase and changes of use
  • Although the taxation and laws regulations in EU member states have now enough similarities, a closer look is necessary when it comes to the details. With the purchase of real estate in Greece, it is still necessary to obtain permissions from the national authorities.

    Building codes and standards resemble fot the most parts western European regulations (and in part were taken over from the West). The authorities are in most cases very cooperative, as long as the applications for planning permissions are made by local offices. The processes involved with obtaining permissions and the duration of a permit's validity are also comparable with those in western Europe. In contrast with excpectations, accident prevention and health, hygiene and environmental sustainability are often treated very seriously, due to local authorities lack of experience in these areas.

    A prerequisite for getting a plan quickly approved and the project having a succesful outcome is the choice of a good local planning partner. In addition to professional and qualitative competence, agreeing on English as the language of the project is indispensable.

  • We act as a planning and design consultant for very small and small scale building projects (total costs up to a (1) million euros) in the region of Chalkidiki.
    Also we undertake projects in the design-build contract basis (of the same economic scale).
